Real estate is the single biggest magnet for investment in Egypt today. Powered by one of the most ambitious urban-building programs on Earth — dozens of brand-new "fourth-generation" cities rising from the desert — and by a population of more than 100 million, the property sector has become the top destination for foreign money flowing into the country. For Egyptians and international buyers alike, bricks and mortar have become a favourite way to grow and protect wealth.

At the heart of the boom is Egypt's drive to expand living space beyond the crowded Nile Valley by building a new generation of cities. More than twenty new cities are being developed alongside existing ones, anchored by flagship projects: the New Administrative Capital east of Cairo, the Mediterranean resort city of New Alamein, the mountain-and-sea destination of El Galala, New Mansoura, and the agricultural frontier of the New Delta. Together they form part of the wider New Egypt vision — reshaping where and how Egyptians live, work, and invest.

The numbers are striking. In FY 2023/24, construction and real estate were the top recipient of foreign direct investment, attracting around $35.8 billion — close to three-quarters of all net FDI into Egypt — driven above all by the landmark Ras El Hekma deal, a multi-billion-dollar partnership with the UAE to build a vast new coastal city on the North Coast. The sector's expansion has been explosive: the number of real-estate developers is reported to have grown from a few hundred in 2015 to around 15,000 today. The currency reforms and economic stabilisation of 2024 helped restore international confidence and brought fresh capital flooding into Egyptian property.

Several forces draw buyers in. Egyptian property remains affordable compared with markets like Dubai, Greece, or Turkey, while offering strong potential returns — especially in fast-rising coastal destinations such as Ras El Hekma, the North Coast, New Alamein, Hurghada, and Ain Sokhna. With a large, young, fast-urbanising population, demand for housing is structural and long-term. Crucially, in times of inflation and currency swings, Egyptians and foreign buyers alike treat real estate as a hedge that protects and grows wealth. Developers have responded with flexible, extended payment plans and off-plan deals that lower the cost of entry, keeping sales strong even in uncertain times.

Egypt actively welcomes foreign property buyers. Non-Egyptians can own real estate in designated residential and resort communities, subject to certain conditions and approvals, and property purchases can support longer-term residency. Land in the new cities is allocated through the New Urban Communities Authority (NUCA), while the General Authority for Investment and Free Zones (GAFI) offers incentives and guidance for larger projects.
