Before You Buy or Rent

Foreign ownership: non-Egyptians can generally own property in designated tourist and investment zones under Law 230/1996, though rules and areas vary — always confirm with a licensed local lawyer.
Registration: property is officially registered through the Real Estate Publicity Department (El Taaqib El Aqary) — insist on a registered contract, not just a preliminary "3orfy" agreement.
New Cities: developments in NUCA-planned cities (New Capital, New Alamein, New Mansoura, 6th of October) usually come with organized infrastructure, utilities, and long-term masterplans.
Payment plans: many developers offer multi-year installment plans, especially in the New Administrative Capital and North Coast projects.
