For all its towers and ministries, the New Capital is meant above all to be a place to live. Its residential districts — labelled R1 through R8 and beyond — are a series of planned neighbourhoods designed to house the city's growing population. Offering everything from apartments to spacious villas across a range of price levels, these districts aim to provide modern, well-serviced homes for a broad mix of residents in Egypt's ambitious new city.

رغم كل أبراجها ووزاراتها، يُقصَد بالعاصمة الجديدة قبل كل شيء أن تكون مكانًا للعيش. وأحياؤها السكنية — المرقّمة من R1 إلى R8 وما بعدها — سلسلةٌ من الأحياء المُخطَّطة المصمّمة لإسكان سكّان المدينة المتزايدين. وبتقديمها كل شيء من الشقق إلى الفيلّات الواسعة عبر مستويات أسعارٍ متنوّعة، تهدف هذه الأحياء إلى توفير مساكن حديثة جيّدة الخدمات لمزيجٍ واسع من السكّان في مدينة مصر الجديدة الطموحة.

The capital's housing is organised into numbered residential districts (R1, R2, R3 and so on), each a planned neighbourhood with its own homes, streets, and local services. Together they offer a wide range of housing types — from apartment buildings to detached villas — and a spread of price levels intended to suit different incomes. This planned variety is meant to create balanced, mixed communities rather than a city only for the wealthy.

The aim is to make the new capital genuinely liveable — a real city where families can settle, not just a centre of offices and ministries.

As the New Capital matures, its residential districts are steadily filling, and the number of people living in the city is reported to be rising over time. Built to eventually house millions, the capital depends on these neighbourhoods to bring it to life. Together with the government, business, education, and health districts, the residential areas are essential to the vision of a complete, self-sufficient city in the desert east of Cairo.
