These are long-established neighborhoods with mature trees, existing infrastructure, and a mix of classic and modern apartment buildings — a different market from the new desert cities being built on Cairo's outskirts.

Zamalek, on an island in the Nile, is known for tree-lined streets, embassies, and art galleries. Garden City and Downtown Cairo carry the city's early-20th-century architecture. Maadi is a leafy, low-rise district popular with expat families and international schools. Heliopolis (Masr El Gedida) is a planned garden-city suburb from the early 1900s with wide boulevards and classical architecture, close to Cairo International Airport.

Cairo center and its inner suburbs form the historic residential core of Greater Cairo, built up well before the newer planned cities on the desert fringes. Properties here are almost entirely apartments in existing buildings rather than new-build compounds, which makes each district's exact age, architecture, and location the main drivers of price.

What to Expect

Zamalek and Garden City tend to command the highest prices given their central location and history; Maadi and Heliopolis offer a range from older apartments to newer developments; Nasr City and Mokattam are generally more affordable. Because most buildings predate modern zoning, floor, view, and building condition vary a lot even on the same street.

Getting Around
